For almost a decade, a high visibility block along the iconic Santa Monica Boulevard in West Hollywood has sat underutilized and lacking a primary tenant. We are the block into an urban infill community hub that activates the street and provides new neighborhood amenities. 8550 is anchored by a Sprouts Market, and also features co-working office space, a caf茅, and parking.
The key to the repositioned block was to intricately weave experiential ideas into inclusive-inspired lifestyle programming that reflects a uniquely contemporary and authentic environment. From 8550 to 8600, the revitalized block is integrated into the urban fabric and reflects the values of the local community.
The development, which will help revive an underused section of Santa Monica Boulevard near West Knoll drive, was lauded by John Duran in an interview with the Beverly Press, in which he described it as “an enormous benefit for the neighborhood…for the Santa Monica Boulevard community.”

8550 Santa Monica Blvd.
Phase I is a new urban infill three-story, 45,000-SF building with rooftop parking that occupies a prominent, high-visibility site along Santa Monica Boulevard in West Hollywood. The project is a new three story, building with rooftop parking and Sprouts grocery store. Creative offices occupy the upper level, while the two-story, 1,500-SF caf茅 is situated at the prominent corner.
8660 Santa Monica Blvd.
Phase II comprises 113,000 SF at 8660 Santa Monica Boulevard. The program further diversifies the block鈥檚 revitalization with 62 units of residential, a gastropub, and a fitness center replacing the aged and uninviting existing building. Planned for completion in 2021, the second phase moves to alleviate the area鈥檚 housing crunch by providing live-work and apartment units that are in high demand.
Site Development
Our approach to phasing creates a cohesive and thought-out product while maximizing value. This enables coordinating design and construction in tandem to drive the most comprehensively sustainable design for the community.
